We are an Independent Estate Agent and our office is on Canvey Island.

HOW MUCH DO YOU CHARGE?
Harkward Estates will offer you a MARKET LEADING fee for selling your home. All fees are strictly on a no sale/no fee basis.
DO I NEED A SOLE AGENT OR SEVERAL?
The choice is yours – however – Our marketing expertise have shown that we are able to promote your property in the best way possible – often advertising your property more than any other agent. At Harkward Estates we have also found that if a serious buyer is doing the rounds and they get the same property offered several times to them, it could make them suspicious and put them off viewing.

The details of your property are also produced in full colour and will be displayed in our window as well as mailed and discussed to the many people on our mailing list.
HOW INFORMATIVE ARE YOUR DETAILS?
Harkward Estates boast full colour particulars on all our properties, We also offer FLOOR PLANS on our details at NO EXTRA COST and every set of particulars show internal and external photo’s using the very latest digital camera technology. Whilst we are always mindful of The Property Misdescriptions Act, we are not afraid to express all positive and feature aspects of your home. Our details are second to none – put us to the test, you won’t be disappointed!
WHO DOES THE VIEWINGS?
At Harkward Estates, we have the staff to cope. Given reasonable notice we can undertake accompanied viewings on your behalf. Many clients entrust us with keys which are coded for security purposes, ALL such viewings are accompanied without exception. We will also happily be there if you are on your own. But of course, if you are happy to show the people around your property that is fine.
DO I NEED A FOR SALE BOARD?
No you don’t is the answer BUT a large percentage of our sales are as a direct result of having a board sited. Many potential buyers like to drive around the areas they are targeting and a board can be a simple yet very effective way of introducing them to us. Harkward Estates use professional board erectors who are fully insured. Boards are provided free of charge, so do remember this excellent source of sale.
WHAT HAPPENS WHEN YOU FIND ME A BUYER?
Before a sale is agreed, our trained staff will vet the proposed purchaser thoroughly ensuring we have "chapter and verse" on their ability or inability to proceed. Chain sales are commonplace these days so it is essential to have accurate information before making any recommendations. At Harkward Estates we really do go the extra mile to ensure a trouble free sale. Our after sales service is one of the key ingredients to our success. All sales progressing is carried out "in house". Queries can be dealt within minutes and any of our staff will be able to help you. YOU WILL NEVER BE TOLD THAT THE PERSON THAT DEALS WITH IT IS AWAY TODAY!!

Our prime aim at Harkward Estates is to act in our clients best interests in the sale of their property and should vendors or buyers need help in arranging finance we are on hand to help. Paul Varker is our Independent Mortgage Advisor and he can offer mortgages from the whole market.
Paul Varker is an Appointed Representative of Personal Touch Financial Services Limited which is authorised and regulated by the Financial Services Authority.
Paul Varker does not charge a fee for mortgage advice however a fee paying option is available. Our typical fee is £500.
